Elland is close enough to us that a site visit is a short drive rather than a planned expedition, which matters more than it sounds. Projects move faster when the people making the decisions can be on site the same week, and problems get resolved before they become variations.
The housing stock here is largely stone terrace and inter-war semi, with a good deal of it wanting the same things: a rear extension that opens the ground floor up, a loft or roof alteration that adds a usable room, or a full internal reworking of a house that has been added to piecemeal over decades.
