- Do I need a separate architect and builder for a home project?
- Not with a design-and-build team. We keep the design, the planning submission and the construction with one group of people, so the drawings are produced by those who will build from them. That removes the handover point where a scheme that looked straightforward on paper turns out to be awkward or expensive to build.
- What is the difference between planning permission and building regulations?
- They are separate consents that answer different questions. Planning permission is about whether a building may be altered and how it will look and sit in its surroundings. Building regulations are about how it performs — structure, insulation, fire safety, ventilation and drainage. Approval of one says nothing about the other, and most projects need to satisfy both.
- Can we stay in the house while the work is carried out?
- Often yes, depending on the scope and which parts of the home are affected. Where the kitchen, bathroom or main services are involved there will usually be periods that are difficult to live around. We would rather set that out honestly when the sequence is planned than have it come as a surprise once work has started.
